How the App works
The APP uses ‘Snapshot data’ that is data taken at the time of inspection, the data being entered by the user using relatively low-cost surveying equipment. The APP requires the user to input just ‘5’ parameters, following which it will calculate the condition of the internal environment. The APP evaluates the psychometric properties of the air and assesses the results against an ’Indoor Air Quality Matrix’(IAQM).
Whilst snapshot data only reflects the conditions at the time of the inspection, experience has shown that a comparison of the data taken at the initial inspection with that taken after any rectifications have been made very frequently confirms the problems have been rectified, thus providing a very cost effective and measured solution.
Thus, to get the best out of the APP it is best used as a benchmark in a ‘before’ and ‘after’ scenario where the impact of any changes can be measured after the initial assessment. To do this simply act upon any suggestions based on the outcome of the initial assessment (see -Interpreting the results) and simply repeat the same process of data collection after any improvements have been made.

The Air Quality Matrix presents the results in an easy to interpret points score system (<6 poor - >13 Excellent) with colour coded traffic light array of red (poor) – green (good). The Matrix provides a total IAQ Score out of ‘15’.

The IAQ Matrix also assesses the ‘Risk to Mould’ based on the calculated measurement of relative humidity at the surface. The smart 'Mould Risk to Surface' matrix is scored so that ‘1’ indicates a 'High risk' to mould with ‘5’ being 'No risk'.

How to use the App
The APP requires the user to input the internal and external temperature and humidity in addition to the surface temperature of the problematic location, this can be either a wall, floor or ceiling. Then hit ‘Colmanate’ and the APP will provide data driven analysis using these parameters to provide an IAQ points score rating and mould risk assessment to aid diagnosis.

The results are presented in an easy to interpret IAQ Score with points based rating and colour coded results based a traffic light array red (poor) – green (good). The matrix provides a IAQ Score out of ‘15’ by evaluating temperature, humidity and vapour pressure excess.
The APP also presents variances of the results that can be achieved by simply manipulating the internal ambient conditions, these are presented in the ‘Ambient Internal Relative Humidity’ matrix and the ‘Surface Relative Humidity Change’ matrix.

The Site Inspection
‘Snapshot’ evaluations can be used on their own to aid an initial diagnosis. However, to get the best out of the APP it is best used as a benchmark in a ‘before and after’ scenario where the impact of any changes made can be measured once any found ‘defects’ have been rectified.

Ideally ‘Snapshot’ data is best taken when conditions are likely at their most extreme, eg, first thing in the morning after waking hours and bathing activities or later in the day when the property is fully occupied.

To undertake the appropriate preliminary checks, you first need some basic equipment, a thermo-hygrometer (to record temperature and humidity) and an infrared surface temperature thermometer. These are instruments which most building surveyors are likely to own. However if not, they are relatively inexpensive to purchase and once purchased can be continuously used over many years.
